After experiencing roof leaks not long after construction was completed, Redmond School District worked with the construction contractor in an effort to correct the condition.  Numerous costly attempts were undertaken to resolve the leak indications; with none proving effective, the District was left with litigation in an attempt to be made whole.  PRC was engaged by the District to assist with the conclusion of the mediation settlement, and then was retained to redesign the roofing systems to finally resolve the performance issues.  PRC was tasked with restricted funds which required innovative design and ingenuity of scope development required to achieve project goals with the funds at hand.  Given the specialized contractor skills required for a successful project, PRC worked with the District to develop and RFP process that complied with ORS 279C.335 and 279C.410 and successfully bid the project.  The scope of the project included the removal of the existing metal panel roof system, reconfiguration of the roof geometry and replacement with a combination of new hydrostatic continuous mechanically seamed metal panels and fully adhered single ply roof systems.  The roof system safety was enhanced with targeted snow guard applications and a perimeter horizontal life line system to comply with OROSHA fall protection requirements.  The project was completed in a timely manner and the construction budget was not exceeded.
