The Irving Street Lofts HOA commissioned a series of phases to initiate a roof replacement project on this 8-story, historic residential building located in the Pearl District of NW Portland.  The building, originally constructed in 1925, was remodeled and converted to apartments in 1988, and then converted to condominiums in 1995.  PRC was initially retained to provide a detailed survey of existing conditions and present a schematic design report with design options and cost estimates for potential replacement systems.  As part of a rooftop improvement movement, the HOA retained SERA Architects to design a rooftop deck for owner access.  PRC prepared construction documents for replacement systems which included a new waterproofing membrane installed at the main roof deck (IRMA assembly) and adhered single ply EPDM at the penthouses.  Insulation was upgraded, and the roof system was covered with lightweight insulating ballast pavers as the finished surface, and new precoated galvanized steel flashings.  A new perimeter fall protection railing was also incorporated into the project to create a safe work environment for unit owners and rooftop maintenance.  Deck design included various steel-framed structures and steel support framing, finished with Ipe wood decking and glass walls and awnings. PRC provided QA/QC services throughout construction.
