The Portland Plaza UOA commissioned a series of phases to initiate a roof replacement project on this 25-story residential tower located in downtown Portland.  The tower, originally constructed in 1973, had been experiencing leaks at the roof level for a number of years, and repairs were proving unsuccessful.  PRC was initially retained to provide a detailed survey of existing conditions and present a schematic design report with design options and cost estimates for potential replacement systems.  As part of the replacement scope, new building maintenance equipment also had to be considered.  The replacement project was budgeted and implemented, and included major roof demolition (removal of perimeter cast in place concrete runway from previous BME and at least two roof systems).  Replacement systems included a new waterproofing membrane installed at the main roof deck (IRMA assembly) and adhered PVC membrane at the penthouse, upgraded insulation, combination of precast concrete pavers and insulating ballast pavers as the finished surface, and new aluminum and precoated galvanized steel flashings.  The project also included major structural reinforcement of the perimeter parapet wall, and upgraded mobile davit and adjustable powered work platform for curtain-wall and window maintenance.  A new perimeter fall protection railing was also incorporated into the project to create a safe work environment for rooftop maintenance.
