Water intrusion was reported by the property owner / tenant to their insurance company who contracted with PRC to ascertain the specific locations and causes of water intrusion into this pediatric clinic and daycare facility. 

PRC visually reviewed the composition and construction of the built-up roof membrane and associated flashings in order to identify suspect areas that might be allowing moisture into the building interior.   Interior locations of noted water intrusion and staining were also examined for evidence that might assist in identifying the source of the reported water intrusion.  After completing the initial visual reviews, PRC utilized an infrared camera to explore the previously identified areas for thermal anomalies that might indicate active water intrusion and migration that was not visible to the naked eye due to the layers of construction materials (plywood sheathing, insulation, roof membranes).  The infrared images provided confirmation that water was entering through several of the roof system materials previously identified during the visual review, but also proved that not all of the identified areas were leaking.  

Additionally, two infrared images contained large thermal anomalies that indicated that water was most likely migrating between the roof system and the plywood roof deck.  This information is very important to the overall leak evaluation report and repair scope because even with the leak repaired, the moisture that had already passed through the roof membrane would be trapped between the construction materials and can accelerate the deterioration of the plywood sheathing and roof membrane.
