Quality assurance inspections

OBJECTIVE / BACKGROUND

This project was designed by Bora Architecture & Interiors in 2019 with construction activities beginning in early 2020. The main building was completed in early summer 2022 with construction of accessory structures leading into spring of 2023. Hoffman initially retained PRC to perform periodic quality assurance inspections during the installation process for the roof systems. As construction progressed, PRC was tasked with inspecting elements of the exterior wall weather barrier system as well.


STRATEGIES & SERVICES

Prior to construction, at Hoffman’s request, PRC provided review of permit drawings and specifications prepared by Bora relating to the roof systems, offering commentary on precautions and recommendations for application and sequencing, and identifying design challenges that could complicate installation or would result in service complications in the long-term. During construction, PRC observed and reported on installation of components of the 2-ply modified bituminous membrane roof system in its various configurations. Timely field reports were submitted to Hoffman, showing progress and identifying conditions requiring corrective action, tracking each issue for resolution as work moved forward.


OUTCOMES

As construction of the exterior wall assemblies progressed, a number of questions arose with respect to weather barrier system application and transitions. To address these items, PRC was called on to perform inspections of the weather barrier and provide recommendations.
