OBJECTIVE / BACKGROUND

Multiple buildings make up this mixed-use shopping center / multi-family housing development in Lake Oswego, Oregon. Stacks of residential units encircle a central parking structure and rise above an outdoor retail shopping center. A detached single-story retail building and stand-alone retail pavilion arranged around an open parking lot complete the site. An array of vertical and horizontal exterior envelope assemblies was needed to address the varied and complex conditions created by the site response, programming demands, and building massing.


STRATEGIES & SERVICES

As part of the design team led by SERA Architects, PRC provided guidance on selection and specification of the various building envelope systems during design, including review and technical detailing of critical system transitions and terminations, and assisted SERA with system submittal reviews and responses to contractor questions during construction. To address the plethora of conditions created by building geometry and different building occupancies, this project necessarily included multiple roofing systems, exterior wall weather barrier systems, several seismic separation joint cover systems, and various below-grade waterproofing systems. Under direct contract with Trammell Crow, PRC performed quality assurance inspections of building envelope system installations in process and coordinated & observed third-party field testing of fenestration systems during construction.


OUTCOMES

PRC’s engagement as part of the design team was crucial to setting and upholding baseline performance standards for building envelope systems while maintaining balance with installation economy. During construction, PRC’s critical review and guidance ensured continuity between systems with unique geometries with challenging installation sequences.
