OBJECTIVE / BACKGROUND
This project was designed by LSW Architects in 2018 and sent out to bid in early 2019. Robinson Construction retained PRC to perform periodic quality assurance inspections during the installation process for the various building envelope systems, including roofing, exterior wall weather barriers, and fenestrations.
STRATEGIES & SERVICES
PRC observed and reported on installation of self-adhered vapor permeable weather barriers, single-ply membrane roofing, standing seam metal panel roofing, various glazing systems, and related flashing assemblies. Timely field reports were provided to Robinson and the District, showing construction progress and identifying conditions requiring corrective action, tracking each issue for resolution as work moved forward. Third-party field testing of fenestration systems, performed by QED Lab, was also observed by PRC.
OUTCOMES
Construction was substantially complete in late 2019 with Punch List activities extending into early 2020. Following building occupancy, PRC was called in to perform moisture intrusion diagnostics for a reported leak that was causing interior finish staining and damage. PRC identified the breach through the building envelope and developed a repair scope that was implemented by Robinson.
